Matanzas Woods subdivision is situated between I-95 and US 1 in the northern part of Palm Coast. Because of its proximity and easy accessibility to Saint Augustine, this Palm Coast real estate community has become an affordable alternative for commuters to St Johns County. Home lots in this section were set aside in the 1970s when ITT Corporation attempted to establish a large retirement community in Flagler County.
Like other Planned Unit Development subdivisions in Palm Coast, Matanzas Woods was designed with all streets beginning with the same letter (L, in this case) that feed into main thoroughfares. Real estate in this Palm Coast neighborhood was built around a golf course that is currently closed. An upscale commercial and residential venture is planned for the acreage west of US 1, adjacent to Matanzas Woods. Access roads have recently been repaved, widened, and landscaped, making traffic a non-issue for residents.
Bike and walking trails are currently being extended and improved, and a new high school was built near the subdivision within the past few years. Matanzas Woods is conveniently located near Indian Trails Middle School and Belle Terre Elementary, and Belle Terre Parkway is home to several churches and the city library.
A variety of shopping centers, restaurants, and major chains are located within 3-5 miles of Matanzas Woods. The new City Walk development features a variety of local stores, dining options, and city offices. Wal-Mart, Belk, Kohl’s, Bealls, Lowe’s, and Home Depot are nearby.
Because Palm Coast was heavily influenced by the real estate bubble, single family residences within Matanzas Woods are now selling for as little as half their peak prices. A 2200 square foot home with wood floors and tile floors, swimming pool with spa, and fenced yard is listed for $159,000. Although three bedroom and two bath homes with a garage are standard for the development, homes vary from basic to luxurious with a 1500+ square foot home built in 2004 selling recently for $83,000.
